One day this will all be a memory. 8^)

Take a bunch of pics and list it on Zillow.com (either as-is or do the lipstick-on-a-pig thing), your choice. You'll be surprised how many interested parties pop up. Have sold several this way. You draw up the contract and go through your fav title person. Then they handle the paperwork/closing. Quick and easy with NO listing fees or commissions. I hate the standard RE 6% leeches - so outdated, overpriced and unnecessary in today's free flowing Information age! Of course, brokers and RE professionals who sift through these FSBOs will also be calling, so you should also expect lots of "offers to help you sell" - often months after the house has sold.

Don't forget to keep track of all your donations. Wept inter the goodwill donation price sheet and put check marks next to items with counts. Clothes really add up at 1-3 dollars each and it's a nice tax write off at the end of the year. My thoughts are with you guys. Hasn't been that long we did this and it's not fun. Oh and if a dealer offers to take everything that's left at the end for a set price I would jump on that. Saved is a ton of manual labor at the end.

Once you decide to donate or trash everything that remains you might want to consider posting a "free" take it sign. That way you don't have to lug it to the donation center or curb. This worked well for us when my mother passed away. Just don't announce your intentions ahead of time.

Boy I remember this cleaning everything out and deciding what to fix to sell. It was a nightmare. You are doing an amazing job at this. I was doing it for my father to move into assisted living in another state so I have the legal will issues yet to deal with as he is coming up on his 97th birthday. Hope it all goes as smoothly as it can. Took me about 6 weeks to take care of it all and of course I'm not really finished yet. Wish I had your law background.


Yes, we were very fortunate to have already worked out all the legal issues ahead of time. My background definitely helped. As big a project as this is, it's a short period compared to having to deal with the formal administration of an estate.
